Zoysiagrass is dense and attractive—but slow recovery changes the care plan.

Cultivar matters

Zoysiagrass includes coarse- and fine-textured cultivars with different mowing and shade needs. UF/IFAS generally recommends 2–2.5 inches for coarse-textured types; fine-textured types may be maintained lower with the right equipment. When the cultivar is unknown, avoid an aggressive low cut until it is identified.

Mowing and recovery

Mow often enough to remove no more than one-third of the blade. Zoysiagrass can form a very dense canopy, but it is slow to recover from scalping, pest injury, or traffic damage. Sharp blades and consistent height are more important than forcing a golf-course appearance.

Dense growth can accumulate thatch. Core aeration or vertical mowing should be based on an actual thatch or compaction problem and scheduled during active late-spring or summer growth.

Water, fertilizer, and seasonal timing

Irrigate only after visible wilt and avoid keeping the canopy wet for long periods. Excess moisture and excess nitrogen can encourage disease and weak growth.

Apply fertilizer only during active growth and follow Pinellas County’s June 1–September 30 nitrogen and phosphorus blackout. Spring is for gradual green-up and recovery; summer is peak growth; fall is the time to reduce stress and watch for disease as nights cool.

Common problems to recognize

• Large patch: circular yellow, orange, or brown areas in cooler, wet weather; affected leaf blades may pull loose at rotted bases.
• Thatch: a spongy layer that interferes with water movement and rooting when it becomes excessive.
• Hunting billbugs and sod webworms: insect injury can thin blades or create irregular patches.
• Nematodes and compacted soil: root stress can appear as slow growth, poor color, and weak recovery.

The right expectation

Zoysiagrass can make a refined residential lawn, but its slow repair means prevention matters. Correct height, measured irrigation, and conservative nutrition protect the density homeowners choose it for.
